Sedgefield Borough Housing
sbh was established on 30 March 2009 following a stock transfer from Sedgefield Borough Council. We are a Housing Association, a charitable industrial provident society and a registered provider with the Tenant Services Authority. We currently own in excess of 8,500 properties, 2,700 garages, and 60 commercial properties as well as areas of land, making us the single largest registered provider of social housing in the Durham area.
We have a gross rental income of £26.6m, average weekly rents are £57.31, the average weekly cost of management and overheads is £23 per home and the average weekly cost of maintenance per home is £20. The remainder is used to invest in property improvements.
In addition to providing homes, we also have a contribution to make in improving lives, neighbourhoods and communities and we recognise we cannot do this in isolation.
Since transferring on 30 March 2009, our first year has been both exciting and challenging. During this period we have begun to build firm foundations, aligned to our mission, clarifying our vision and strategic objectives for 2010 and beyond.
During this foundation building period, recognising the importance of involvement and empowerment, we have increasingly worked together with customers, stakeholders and partners to develop the strategic direction of the Association. We have achieved a great deal in a short period of time and have already established an emerging track record of delivering customer focused services whilst managing change. Importantly, this has been reflected in the early positive feedback we have received from our external regulator, the Tenant Services Authority (TSA).
The promises to tenants which we committed to in the Offer Document prior to transfer are embedded in the commitments made throughout our Corporate Plan
What We Do
OUR GUIDING PRINCIPLES:
Our guiding principles were developed prior to our transfer and reflect our belief that the communities we serve can, and indeed should, be places where people want to live. Our overriding aims are to deliver services that matter, make a difference to the lives of the people we were established to serve, and make us County Durham’s landlord of choice.
Our journey continues...
We have set ourselves ambitious but achievable targets and we will continue to work with our tenants to identify what matters to them and determine what we need to do to truly have the community at heart and make a difference. We will do this by putting arrangements in place that support tenants to be effectively engaged, involved and empowered.
